Reserving your new home

Great! You’ve found a new home that’s right for you. To ensure nobody else can make an offer on it, you need to reserve it. Once we receive the go ahead from you, we will make sure that it’s taken off the market as we start the sales process.

Appointing a solicitor or legal representative

To make this process such more efficient, having the right solicitor is crucial. We can nominate a trusted solicitor alternatively, you can use your own. They will assist in all the legalities from Stamp Duty, Land Registry and conveyancing. The quicker you give the correct purchase information to your solicitor, the easier the legal process will be.

Applying for a mortgage

In most cases, new home buyers will need a mortgage to purchase a new home. This can be quite complex so to make this easier, we have a nominated Independent Advisor (IFA) who will sum up all your options and decide which mortgage is best form you and your needs.

Our recommendation is to make contact with your IFA as soon as possible so that this proves of buying your new home isn’t delayed. Its advised that you make contact with them before you reserve your new home as they can work out what affordable mortgage payments you might need to make.

Once you have found the right mortgage with your IFA, try to seek approval in principle on the mortgage being agreed. This way, once you have reserved a new home you can formally make the mortgage application.

Making choices about your new home

Congratulations on securing your mortgage approval! Your new Erris Homes is nearly there. Now it’s time to make your new home the way you like it. At Erris Homes we ensure all our new homes have a wide range of features built to a high specification, however you have the option to add even more. Our sales team can talk you through additional internal design options and features just the way you want them.

Depending on the build stage, you can start choosing features such as different types of kitchen units, tiling, bathroom extras and a whole range of other extra characters across the whole house that you might want.

Exchange contracts

Once your solicitor is fully satisfied with all the legalities of the new home sale, you’ll be required to sign a Contract of Sale or your solicitor can sign this on your behalf. At this stage, you’ll be required to pay the agreed deposit. Our solicitor will exchange all legal contracts with yours to complete the sale.

Pre-Moving in day  

Our designated sales advisor and our customer care team will invite you to a pre-moving in day where they will show you around the discuss everything you need to know before the moving in day. At this stage, the full amount of the purchase will be transferred to our solicitors and your solicitors will receive the title deeds and any other important paperwork from us.

Once everything is legally completed, your new home is now yours. Once everything is legally completed, your new home is officially yours.
