HELP WITH BUYING YOUR HOME:

Access to assistance with purchasing or selling a home is one of the many advantages of buying a new-build property. Some housebuilders can offer exclusive mortgage deals via new-build mortgage specialists.

Erris Homes work with specialist in new-build mortgages to provide purchasing solutions which unlock new borrowing opportunities and lower the interest rate and monthly payments on a mortgage for homebuyers looking to purchase a home at one of our developments.

Our developments sometimes feature incentives on selected plots, providing savings through financial contributions or free upgrades. These incentives are often provided for Earlybird reservations made off-plan, but we do sometimes offer them at the later stages of a development.

While our panel mortgage brokers Evolve Financial Solutions will always endeavour to help you find the best deal when financing your new Erris home, we know that sometimes people can need a little extra help when purchasing a new home.

Here are some of the current options we can offer:


GENERATION HOME

Generation Home is a mortgage lender which launched in 2020 with the aim of making the process of buying a new home easier, faster, and more affordable. Backed by Natwest, Generation Home offers two mortgage schemes aimed at helping would-be homeowners and homemovers get a better mortgage.


INCOME BOOSTER

This is where a third party can be added to the mortgage to boost the amount the purchaser can borrow. This person is not on the legal property deeds but is liable for the mortgage. Although the Income Booster can make mortgage contributions and build up a stake in the property, they are not a guarantor (as their property isn’t used as collateral) and they are not expected to stay on the mortgage for the full term.


DEPOSIT BOOSTER

A Deposit Booster is a friend or family member who is providing financial help towards the purchaser’s deposit. This can be a gift or can be an investment that is paid back monthly or when the house sells or re-mortgages.

Like an Income Booster, a Deposit Booster is not on the legal property deeds. If either of these schemes sound like they could help you either take your first step on the property ladder or work your way up it, other things to note are:

  • There is no price cap.
  • Interest rates start from as low as 2.65%.*
  • The scheme is open to all buyers, not just first-time buyers.

OWN NEW RATE REDUCER

Own New takes a contribution from Erris Homes and uses it with the lender to enable a better mortgage for the customer. We pay a percentage of the purchase price, directly reducing the mortgage interest rate and effectively subsidising the interest for the initial term. It means you get a reduced interest rate which directly benefits your monthly costs. The lower rate results in more capital paid down in the initial term.

FORCES HELP TO BUY

The Forces Help to Buy Scheme is designed for first-time buyers or those needing to move to another property, either because they are assigned elsewhere or as a result of certain extenuating family or medical circumstances. The scheme enables military service personnel to borrow up to 50% of their salary, up to a maximum of £25,000 interest free towards the purchase of a property.

Erris Homes has teamed up with Uniform Properties to offer a free dedicated ‘one to one’ service to serving and ex-service personnel when purchasing a new build home with us. Uniform Properties use forces friendly solicitors and independent financial advisors who have knowledge and experience of the Forces Help to Buy scheme.
